Our charges will typically be between £750 and £1,500 plus VAT, depending on the purchase price of the property and complexity of the transaction. The total price paid by a client, including our fees, VAT, search fees, costs and taxes for conveying a property range from approximately £1,153 to £2,563 for a Purchase. A typical house purchase would be towards the lower end of this bracket.

In addition, Stamp Duty Land Tax (SDLT) may become payable. SDLT is calculated on the purchase price of your property and on a number of other factors specific to your circumstances. How long will my house purchase take?

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 8 to 10 weeks. It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 8 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 3 and 4 months. In such, a situation additional charges would apply.
