Purchase of a freehold or leasehold residential property

We offer a bespoke conveyancing property purchasing service for each and every client, as no property is exactly the same. Our fees reflect this approach as some transactions are much more tricky than others.

Our charges will typically be between £1,000 and £1,650 plus VAT (at 20%), on a fixed fee basis, depending on the purchase price of the property and complexity of the transaction. Our fee scale for a typical freehold purchase is as follows:-

If your purchase is leasehold, or a newbuild for example (making it more tricky), we will typically add £100 plus VAT (at 20%) to the fees detailed in the above table.

The total price paid by a client, including our fees, VAT (at 20%), search fees, and other 3rd party costs for conveying a property ranges from approximately £1,474 to £2,529 for a freehold Purchase.

In addition, Stamp Duty Land Tax (SDLT) may become payable. SDLT is calculated on the purchase price of your property and on a number of other factors specific to your circumstances. How long will my house purchase take?

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 8 to 10 weeks. It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 8 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 3 and 4 months. In such, a situation additional charges would apply.
